Q: What is the DVS Platform?

A: The DVS Platform is revolutionary in its simplicity. Our new platform allows the appraiser and our mortgage/lending clients who order the appraisal reports–be it a lender, due diligence firm, or investor–to work together efficiently, while using our suite of additional tools to enhance the appraisal fulfillment experience for both parties.

Q: Is Direct Valuation Solutions an AMC?

A: No. We serve as a business partner to appraisers and lenders alike, providing a uniquely developed SaaS (Software as a Service) valuation platform as a non-biased means to introduce appraisers to lenders and facilitate the flow of information and files between them.  However, DVS-AMC was established some time ago to provide services to lenders who still prefer the AMC model.  DVS-AMC has taken a rather unique approach to being an AMC, though, such as still paying the appraiser weekly and recognizing Customary and Reasonable fees.

Q: Why am I receiving an offer to sign up for the Direct Valuation Solutions Appraiser network?

A: In some cases, lenders have recommended you for inclusion on their panel. In other cases, we are assisting lenders in building and diversifying their panel. In ALL cases, network appraisers are being sought for their high quality work and consistent service levels.

Q: How will I be paid for my work?

A: Direct Valuation Solutions is committed to providing payment to the appraisers on behalf of the lenders in the most timely and efficient way. We are utilizing the latest technology through ACH (Automated Clearing House) payments for direct deposit into your or your company’s bank accounts. We submit all payments for completed work on the first business day of the following week. These payments usually take from one to three days to process. Generally, that means if you complete an assignment on Monday, your payment will be processed on the following Monday and, depending on your bank, payment will hit your account between Tuesday and Thursday (provided there were no holidays).

Q: Can I be guaranteed a certain number of appraisals a month? Are all the appraisals in my area?

A: While we have numerous customers throughout the country and will continue to grow that lender base, we cannot predict where the bulk of the business is going to be geographically. What you do receive, however, will be proximate to you because you set up your service territory in your profile.

Q: I registered with Direct Valuation Solutions. Why haven’t I received any orders?

A: Similar to above, orders come your way based on where lending or appraisal activity is needed.

Q: Do I have to pay a fee to receive appraisal orders?

A: Absolutely not. Our platform is free to sign-up for and free to use for the appraiser or appraisal company.

Q: Do you offer training and support to appraisers?

A: While we have very knowledgeable appraisal folks here at DVS, we are not here to train appraisers. We expect the appraisers to be well trained in their field. We will, however, offer technical assistance as it relates to our platform, although we don’t expect most appraisers to need it as we have made it simple and intuitive to use.

Q: Who pays for the appraisal orders?

A: It varies by order. For most origination orders, the lender requires the borrower to pay for appraisal-related charges.  Some lenders, servicers and due diligence firms may pay for appraisals themselves.

Q: If an order is cancelled, will I receive any payment?

A: Generally, if an order is cancelled prior to inspection, we would think no charge would be made by the appraiser. Certainly, if an inspection or significant work has been done to complete an assignment, you should be paid for your time and costs.

Q: How does your process work?

A: It’s really very simple. Once you have established your profile in our system, orders will be routed to you to accept or decline. The routing is based on an algorithm that looks at your qualifications (Are you Certified, FHA approved? etc.), your proximity to the assignment, and your past performance as relates to quality and service levels. Through that ranking, you are compared to your peers and the assignments are sent to you for you to accept or decline. Once you accept, the platform helps you navigate the various status points and guides you to upload the appraisal through the portal for delivery to the lender or requestor. If communication is required between the requestor and you, it takes place (and is documented) in the portal.

Q: How is the fee calculated?

A: In the case where the lender is engaging you directly, the Lender and you determine the fee and it is sent to you within the Letter of Engagement.  In the case of DVS-AMC, periodically assignment fees are calculated as the median fee in the property county for the requested product(s) and we update our fee schedule. You are eligible to be selected if your stated fee for the appraisal product is within 10% of the this fee. The fee you will be paid is the fee from either of these two methods, depending on whether the order is coming from the lender, through DVS Platform, or DVS-AMC.

Q: How is my Appraiser Score calculated?

A: Appraisers are scored on service levels, such as updating the system with inspection dates, hitting committed due dates, responding to rebuttal requests in a timely fashion and on their overall quality.  No one report will generally be weighed so heavily as to affect your score, but a negative pattern most likely will.  The point is, the system is looking to consistently send assignments to the best appraisers in an area, so the lender gets the benefit of high quality and service levels.  Fee is not the determinant for assignments, unless of course you have set your fees so high as compared to your peers where you have priced yourself out of the market.

Q: How can I improve my ranking?

A: Here are several ways you can maintain or improve your ranking: Complete assignments on or before the due date; update the order in a timely manner with the “inspection scheduled” and “inspection completed” dates; respond in a timely manner to underwriter conditions; and double-check the accuracy and completeness of your reports prior to submitting.

Q: How can my ranking go down?

A: Your ranking will go down if you exhibit a pattern of missing due dates, submitting error-filled or incomplete reports or reports that require numerous revisions by the lender, accept orders and subsequently reject the orders, or violate USPAP, code of conduct, or appraiser independence requirements.

Q: Help! I can’t remember my password!

A: Click the “Forgot?” link above the Password field.  You will be prompted to enter your email address and complete a CAPTCHA (anti-spam/bot check).  The system will email a link to reset your password.

Q: How do I change my username?

A: You cannot change your own username in the system.  If you need to change your username, please submit a request using the Contact Us link, and we will be happy to assist.

Q: How do I change my password?

A: Once you’re logged into the application, click the Profile link (under your username), and then click the Change Password link. You will be prompted to enter your current password, the new password, and to re-enter the new password.  Click the Save button to complete the process.

Q: The site won’t let me login/register. What do I do?

A: We put ‘ease of use’ near the top of our list of system design goals, so we don’t think you’ll have many problems. Required fields in the registration process are indicated with bold text, and the system will highlight missing and incorrectly formatted fields.  If you have a problem with the site, please submit the problem using the Contact Us link, and we’ll be happy to help you.
